How I work
Every recommendation comes with the reasoning attached. If I suggest a list price, you'll see the comparable sales and the adjustments. If a building worries me, you'll see the minutes and the pages of the depreciation report that worry me. If I think an offer is too low to be taken seriously, I'll explain what the seller is probably looking at.
A home in Vancouver costs enough that you should be able to see the reasoning for yourself.
What you can expect
- No jargon. You shouldn't need a licence to understand your own agent. If a strata is discussing a $100,000 levy, you'll leave the conversation knowing exactly what it means for the unit you're looking at.
- The numbers, early. Closing costs, property transfer tax, the cash you need on top of the down payment, what a sale would actually net you. Before the offer, not the week before completion.
- "I don't know yet, let me find out." I'd rather check with the strata manager, the City, a lawyer or the listing agent than give you a confident answer that turns out to be wrong.
- Honest timing. Sometimes the right advice is to wait, prepare, or keep the property. I'll say so.
- Questions at any stage. Early and vague ones included. Most good decisions start there.
Working together
Start with a question. Send me a message, or if you own a home and are curious what it would sell for right now, request a pricing review. Either way, I'll reply personally. The neighbourhood guides and resources are where I write up what I learn for clients.
