Neighbourhoods
The neighbourhoods I work in
What I’d tell a friend about each one: the housing stock, the things worth checking before you buy, what affects value when you sell, and what’s changing. I add areas as I build real experience in them. I also work across Metro Vancouver when it makes sense for a client; the research is the same, only the page is missing.

Kitsilano
Character houses, 1970s walk-ups and the beach, with the Broadway subway, Senakw and multiplex zoning changing the edges.

Mount Pleasant
Main Street, the Brewery District and a hundred years of houses, now at the centre of the Broadway Plan.

Downtown Vancouver
Coal Harbour, the West End, Gastown and the core. Almost all condos, and the building matters more than the view.

Olympic Village
Southeast False Creek. Built for 2010, now a mature strata neighbourhood with district energy, seawall and a first round of big-ticket maintenance.

Yaletown
Brick warehouses on Hamilton and Mainland, glass towers along the seawall, and a lot of buildings reaching the age where the depreciation report matters more than the lobby.
Own a home in one of these areas?
A pricing review tells you what it would likely sell for right now, based on the sales that actually closed near you.
