Selling

Selling a home in Vancouver

Pricing is the first decision and the one that matters most. Buyers pay what recent sales and the current competition say a home is worth this month, so that's where we start. From there it's preparing the home and the paperwork buyers will ask for, then negotiating with the facts in hand.

How the sale actually runs

How a sale runs, start to finish.

  1. Pricing

I pull the recent sales of homes like yours, adjust for the differences a buyer would notice, and put them beside the listings you'd be competing with. You get a realistic range and a recommended strategy within it, with every comparable explained. If the range is lower than you hoped, you'll hear it before you list, not after sixty days on the market.

  2. The paperwork buyers will read

For a condo or townhouse, the strata package is part of the product: Form B, minutes, financials, depreciation report, insurance and bylaws. I read it before launch, alongside the financial statements and reports, and follow up on anything that needs a closer look, so we can answer a buyer's questions directly. For a house, it's title, permits, oil tank and survey questions, handled early.

  3. Preparation

Not a renovation list. A short one: repairs a buyer would use to chip the price, cleaning, lighting, editing the furniture, maybe partial staging. Each item judged against what the competing homes look like the same week.

  4. Marketing

Professional photography, a floor plan, a description that leads with what matters to the likely buyer, MLS® exposure through CENTURY 21 In Town Realty and REALTOR.ca, plus targeted online reach. Attention is the easy part; complete, accurate information is what turns it into serious showings.

  5. Offers

Deposit, subjects, dates, financing strength, inclusions and how likely the buyer is to actually complete. A clean offer at a slightly lower number is often the stronger one. I lay each one out so the trade-offs are obvious before you choose.

  6. Completion

I'll walk you through the completion and possession dates so you know what needs to happen and when you'll receive or hand over the keys.

What you get

What’s in a pricing review

The pricing review is prepared from property information you give me and comparable sales from the MLS® system of Greater Vancouver REALTORS®. It is an opinion of likely market value for the purpose of deciding whether and how to sell. It is not an appraisal, not a guaranteed sale price, and it is confirmed after seeing the property.

  • Recent comparable sales, with the adjustments explained
  • The active listings a buyer would compare your home against
  • A realistic range and what would move you within it
  • A short list of preparation that’s worth the money, and what isn’t
