Privacy policy

Last updated October 19, 2026

This policy explains what information this website collects, why, and how it is handled. It is written to comply with British Columbia's Personal Information Protection Act (PIPA), the federal Personal Information Protection and Electronic Documents Act (PIPEDA) where it applies, and Canada's Anti-Spam Legislation (CASL).

Who is responsible. This website is operated by Daniel Rae, a REALTOR® licensed with CENTURY 21 In Town Realty, 419 Pacific Street, Vancouver, BC V6Z 2P5. For anything in this policy, contact Daniel at 604-802-2859 or by email at the address shown on the contact page.

What is collected

When you send a form. Your name, email address and, if you provide them, your phone number, a property address, your timeline, budget range, areas of interest and your message. The form also records the page it was sent from, the date and time, and any marketing attribution in the link you arrived on (for example, that you came from a postcard campaign or a Google ad). A one-way salted hash of your IP address is kept to limit abuse; the raw address is used only to process the request and is not stored.

When you browse. The site can use Google Analytics 4 to collect aggregated, pseudonymous usage data (pages viewed, approximate location at city level, device type) using cookies, so I can see which pages are useful. Analytics runs only when it has been switched on for the site; when it is on, a short notice appears on your first visit, and whether it is on right now is stated at the end of this policy. Google's handling of this data is described in Google's privacy policy. Google states that Google Analytics 4 does not log or store IP addresses.

What is not collected. No financial account details, government identifiers or sensitive personal information are requested through this website. Please do not include them in a message.

Why it is collected

  • To respond to your request: a pricing review, a consultation, or an answer to your question.
  • To prepare the work you asked for, such as pulling comparable sales for the address you provided.
  • To understand which pages and campaigns bring useful enquiries, so the site can be improved.
  • To meet record-keeping obligations that apply to real estate licensees in BC.

Marketing email is separate

Asking me to contact you about your request does not sign you up for marketing. Market updates and neighbourhood news are sent only if you ticked the separate consent box on the form, and every such email includes a working unsubscribe link. The date, page and wording of your consent are recorded, as CASL requires.

Who sees it

Your information is seen by Daniel Rae and, where required for a transaction or by brokerage policy, by CENTURY 21 In Town Realty. The website is hosted by Netlify, form submissions are stored in a database hosted by Neon, and the email that tells me a form has arrived is delivered by Resend. These providers may store data on servers outside Canada, including in the United States, where it may be subject to the laws of those countries. Your information is never sold, rented or shared with other businesses for their marketing.

How long it is kept

Enquiries are kept for as long as needed to respond and, if you become a client, for the retention period required for real estate records in BC. You can ask for your enquiry to be deleted at any time; it will be removed unless a legal obligation requires it to be kept.

Your rights

You can ask what personal information is held about you, ask for it to be corrected, withdraw consent to marketing at any time, or ask for it to be deleted. Contact Daniel using the details above. If you are not satisfied with the response, you can contact the Office of the Information and Privacy Commissioner for British Columbia.

Security

Form submissions travel over HTTPS and are stored in an access-controlled database. Access to the lead inbox is password-protected. No system is perfectly secure; if a breach affecting your information ever occurs, you will be notified as the law requires.

Cookies

When analytics is on, Google Analytics sets analytics cookies and the site stores a small note in your browser so the notice is not shown again. Separately, and whether or not analytics is on, the site keeps campaign attribution details in your browser for the length of your visit (session storage, cleared when you close the tab) so a form can record where you came from. No other cookies are set. You can block or clear cookies in your browser settings; the site works without them.

Changes

This policy will be updated when the website's practices change. The date at the top shows the last revision.

Current setting on this site: Google Analytics is off. No analytics cookies are set and no usage data is sent to Google.
